Trinity West Villas Groundbreaking: A Step Toward More Affordable Housing for Dallas

On October 1, 2024, Builders of Hope CDC broke ground on the Trinity West Villas, a 36-unit mixed-income housing development in West Dallas. This project, which will provide housing for teachers, first responders, local government workers, and other middle-income earners, highlights the ongoing efforts to address the city's housing scarcity. The development will offer 1–3-bedroom units, including efficiencies for seniors, and is an essential step in creating a diverse housing options for the DFW community.

The groundbreaking event brought together key figures from both the public and private sectors. Notable speakers included Congresswoman Jasmine Crockett, U.S. Representative for District 30, and Dr. Kimberly McClain, Assistant Secretary for Congressional Relations with the Department of Housing and Urban Development (HUD). Their presence further emphasized the importance of public-private partnerships in tackling the housing challenges faced by Dallas residents. Other influential attendees included Michelle Thomas, JPMorgan Chase’s Southwest Region Executive; Omar Narvaez, City of Dallas Councilmember for District 6; and Linda McMahon, CEO of the Dallas Economic Development Corporation.

“The groundbreaking of Trinity West Villas is a momentous milestone for Builders of Hope CDC. Though we historically have functioned as a single-family developer, we're breaking ground on our venture into low-density multifamily development, aiming to diversify housing stock while creating sustainable housing solutions for our community," said James Armstrong, President and CEO of Builders of Hope CDC.

The Trinity West Villas development is part of the larger Trinity West subdivision, which combines single-family homes with market-rate multifamily housing. The goal of this project is not only to provide housing but also to revitalize Census Tract 205, an area with a long history of economic and environmental challenges. This new addition will create a vibrant, mixed-housing community that addresses the housing needs of Dallas’ working families.

Dallas is facing a significant affordable housing shortage, with new multifamily units in the city making up less than 20% of the region's overall construction, despite high demand caused by job growth. The need for affordable housing in Dallas has become more urgent, especially for middle-income earners who often fall into the "missing middle" category—those who make too much to qualify for low-income housing but not enough to afford market-rate units.

Trinity West Villas represents a meaningful effort to address this issue, providing affordable options that allow middle-income earners to stay in the communities where they work. As the project moves forward, BOHCDC remains committed to expanding access to housing and improving the overall well-being of Dallas families.

The project was made possible through the collaboration of various partners, including TREC Community Investors, Bank of Texas, the Dallas Collaborative for Equitable Development, Greenleaf Ventures, and Re Studio.

With continued partnership between local and federal governments, private investors, and community organizations, the Trinity West Villas project exemplifies how collective efforts can lead to impactful change for the community.
